Old Sorrel Ranch Master Plan

One of Cedar City’s newest master planned communities, the overall property is 435+ acres of commercial, residential and multi-use components. The name “Old Sorrel” honors the history and sacrifice of the founders of Southern Utah University and the local community.

Watson Engineering worked closely with the owner and land planner to achieve a vision for a development that meets current city ordinances. The dream of tree-lined streets, islands, and public walking paths is not currently allowed under existing city design standards but through an extended series of meetings and conversations with City staff, a master plan was created and approved.

As part of the relocation, the existing 55-foot wide livestock and pedestrian trail easement was realigned from the middle prime commercial property to the edge of the commercial property. It was a significant challenge to relocate streets and the livestock trail. As commercial properties were dissected, the property would be fenced on both sides and livestock movement would impede commercial traffic. The realignment now places the easement
at the edge of the commercial property and a major road.
